While many believe the property market shuts down after the first weekend in December, that’s far from the case. We consistently close deals in December, sometimes even on Christmas Eve.

At this time of year, sellers with properties still on the market are highly motivated. They’ve often bought something else, and their property has been listed for a while. They need to sell, and with the right approach, you can usually persuade them to adjust their price expectations.

Another opportunity arises with vendors who are looking to sell in 2025 but are just starting to have initial discussions with real estate agents. With sales volumes low this year, real estate agents are highly motivated to encourage vendors to sell off-market before Christmas. We’re frequently contacted by agents at this time of year, offering potential off-market sales if we have a buyer at the right price.

While buying during the Christmas period is common, it’s not always straightforward. Most of our transactions during this time are off-market or private sales, making them difficult to find without the help of a buyer’s advocate. In addition, the negotiations are often tense and complex, with contract terms—such as settlement dates, rent-backs, and property improvements—often taking priority over the final price. Properties acquired at this time can be harder to find and require challenging negotiations, but they nearly always lead to positive and unexpected outcomes for our clients.
